What are your rental guidelines?
All applicants must have a proof of income showing monthly income of at least 2x the rent. If you do not meet the income requirement or your credit score is below 600, a co-signer will be required. Co-signers are required to give proof of the necessary income and a photo ID.
We run a credit an background check on all applicants. If you have a previous eviction or bankruptcy, you may be denied.

Are there specific requirements for full-time students?
University students are absolutely welcome here! If they are not able to meet the 2x rent income requirement, then a co-signer will be necessary.

Is a security deposit required?
Yes. Security deposits are equal to one month’s rent and is due when you sign your lease.

Is there an application fee?
Yes. There is a $50 non-refundable application fee per adult. We do not allow joint applications. This covers processing the application, credit check, and background check.

What are the lease terms?
We offer 12-month and 6-month lease terms, but 6-month terms costs an additional $125/mo.

Am I allowed to have pets?
Yes, but there are limitations. We charge a one-time $200 non-refundable pet fee and an extra $25/mo per pet. Maximum of two pets per unit. 50lb combined weight.

What utilities are included?
Trash is included. Water/sewer and electricity are metered separately and are the responsibility of the renter.
Pre-wired high-speed 1GB internet is available for an additional $50/mo.

Do you offer tours?
Yes. We will be offering tours once the first units are completed which will be in June 2024. Please click on the TOURS link in the footer to choose a day and time available for your tour.

Are there any ADA units available?
Yes. There are some ADA units. Please call for availability.
